What it is

Properties purchased without a recorded mortgage at the time of sale. Many are investors, flippers, or private capital — the exact people wholesalers want in their buyer's list.

How it is identified

We look at county deed + mortgage records. If the deed transferred but no mortgage was recorded against it, we flag the buyer as a cash buyer.

Why operators work it

Cash buyers close fast, don't need financing contingencies, and are repeat customers. A clean cash-buyer list is the #1 thing a new wholesaler needs to build.
